Hilary Swank lists ocean-view L.A. mansion for $9.5 million

Being an Oscar-winning actress certainly has its advantages. One is making enough money to pay nearly $6 million for a house. Another is then being able to hire a crew of architects and designers to make it so enticing and luxurious that you're then able to then list it for $9.5 million five years later, despite a market downturn.

Hilary Swank pulled off the first part in 2007, when she purchased the gated Mediterranean-style mansion for $5.9 million, according to Zillow. Then this week, the "Million Dollar Baby" star put the pad, located in the star-studded Los Angeles beach community of Pacific Palisades, on the market for a breathtaking $9.45million.

Funny thing is, there are nine other homes on the market in the same community going for more than Swank's, including a 13,500-square-foot estate going for a cool $26 million. It makes Swank's seem like a steal, right? According to the listing for Swank's home, it was restored by Mark Appleton & Associates, a California architectural firm that also designed the swanky hotel San Ysidro Ranch, and New York-based design consulting firm Mark Zeff.

It all adds up to the 6-bedroom, 6.5-bath home that Swank is trying to unload, full of movie-star quality perks like a wrap-around terrace, a state-of-the-art home theater that seats 17, a home gym, wine cellar, and cigar room. The master bedroom alone features ocean views, a fireplace, and attached balcony. And that's just the inside. Outside, the grounds include a fire pit, al fresco dining area with built-in heaters and barbeque, and, of course, a swimming pool and hot tub for hosting fun parties under the stars for your closest celebrity friends.

Swank hasn't commented on why she's moving, but a blogger at Real Estalker pointed out that the 38-year-old bought the place right around the time she started dating talent agent John Campisi. After more than five years together, the couple broke up this past spring, and now, coincidentally she's dumping the house, too.

Maybe the cigar room was his idea?
